Booking Terms and Conditions

The following booking terms and conditions apply to the contract of hire of a cottage by the hirer and the property owner.

A binding contract is entered into when you receive conformation from our booking system, Freetobook.

A booking is deemed to be accepted by the owner when you, the hirer, receive confirmation. If the details on the confirmation are not correct, please contact Special Dorset Cottages immediately.

The number of persons occupying the property must not exceed the maximum amount for each cottage.

No smoking is allowed in any property.

In addition, provisional reservations can be accepted by telephone or email and must be confirmed by arrival of the required deposit and booking form.

A deposit of 25% of total booking price is required at the time of booking. Deposit payments can be made by debit or credit card via the website, using the services of Stripe, or by cheque when the booking is accepted by telephone or email.

The balance is due 8 weeks before arrival date, or at time of booking if sooner. If the balance is not received within the time specified Special Dorset Cottages reserves the right to cancel the booking and retain the deposit on behalf of the property owner.

Balance payments may be made by debit or credit card or direct bank transfer or by cheque. Payments are to the owners direct and not to Special Dorset Cottages. Special Dorset Cottages will remind you by email when the balance is due.

If you book within 8 weeks of the start of your holiday, the whole cost of the accommodation, is payable immediately.

Cancellation Conditions:
If the booking is cancelled less than 56 days before arrival then a charge equal to the full booking amount will be made.
If the booking is cancelled 56 or more days before arrival then a charge equal to 25% of the stay will be made.
In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged. We strongly recommend you consider taking out cancellation insurance. Try https://www.guestfirst.co.uk

Booking Alterations: Any change in holiday dates/number of guests will be subject to the agreement of the property owner and Special Dorset Cottages.

The cottage will be available from 4pm on the day of arrival. Please vacate by 10am at the latest on the day of departure, in order that we have time to prepare the house for the new guests.

The hirer agrees:

That the supervision of children and any adults requiring care remains the responsibility of the hirer at all times.

To be responsible for leaving the accommodation clean and in good order, otherwise a cleaning charge will be levied.

To pay for any unreasonable damage, breakage or loss caused.

Cars and belongings are left at guests’ risk at all times. No responsibility can be accepted for loss or damage to such items.
